Boro are thought to have wanted £500,000 for the player who is out of contract in the summer but United were unwilling to pay that much for him.
They have now reached a deal whereby the Blades will pay just £100,000 if they win promotion to the Premiership.
If a deal is done in time he could be in the squad to face Sheffield Wednesday on Friday night.
